The Process
Our process is structured from the outset, with clear responsibilities, agreed commercial terms and informed decision-making at every stage.
From the initial property assessment through to renovation, sale and settlement, Flip Investments manages the project in partnership with the property owner. Each step is guided by commercial feasibility, local market insight and experienced construction delivery.
Owners have a clear understanding of how the project will progress, what is required from each party and how key decisions will be made. This is particularly important where a property sale forms part of a downsize, deceased estate or other significant transition.
Below is an overview of how a typical Flip Investments joint venture works.

Step 1 – Initial Conversation
We begin with a confidential, obligation-free conversation to understand the property, your circumstances and the outcome you are seeking.
This allows us to determine whether the opportunity warrants further assessment under our joint venture model and to address any initial questions before progressing.
Step 2 — Feasibility, Market Appraisal & Strategy
Where the property presents a viable opportunity, we prepare a detailed feasibility assessment covering the proposed renovation scope, indicative budget, anticipated timeframe and resale strategy.
We also consult experienced local real estate agents to assess comparable sales, current buyer demand and the property’s likely market position before and after renovation.
These findings are used to test the commercial viability of the project and shape a renovation strategy grounded in current market conditions, realistic costs and likely buyer expectations.
Step 3 - Joint Venture Agreement
Once the feasibility assessment is complete, we present a formal proposal outlining the recommended renovation strategy, indicative costs, anticipated timeframe, resale approach and proposed joint venture terms.
Where both parties agree to proceed, a formal joint venture agreement is prepared. This documents:
-
the roles and responsibilities of each party
-
the costs to be funded by Flip Investments
-
the agreed renovation scope and project assumptions
-
how key decisions and approvals will be managed
-
how project costs will be recorded and reported
-
how changes to the agreed scope will be handled
-
how profits will be calculated and distributed
-
how significant changes in circumstances or market conditions will be addressed
Property owners are encouraged to obtain independent legal, financial and tax advice before entering into the agreement.
No work begins until the agreement has been reviewed and signed by both parties.
Step 4 - Design, Renovation & Project Delivery
Once the agreement is signed, we translate the approved renovation strategy into a detailed delivery plan and prepare the property for construction.
Depending on the scope, this may include design development, plans, engineering, approvals, product selections, trade pricing and a detailed construction program.
Throughout the renovation, each decision is assessed against the agreed budget, target buyer and expectations of the local market. Investment is directed towards the improvements most likely to strengthen functionality, presentation and resale appeal, while quality, cost and program are managed through to completion.
Step 5 - Sale, Settlement & Completion
Once the renovation is complete, the property is prepared for market and sold in line with the agreed sales strategy and appointed agent’s recommendations.
At settlement, all project costs are reconciled and the resulting profit is calculated and distributed in accordance with the joint venture agreement.
